Ciampa Solicitors has a Residential Property Department comprising experienced Conveyancers acting for clients in respect of the buying and selling of residential properties including buy to lets.
In all residential transactions there will be expenses called disbursements which have to be paid these include as an example Land Registry fees, search fees and Stamp Duty Land Tax.
Land Registry fees are usually between £40.00 and £910.00 depending on the value of the Property purchased.
Search fees are usually between £144.00 and £275.00.
Stamp Duty Land Tax depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website. This will also vary depending on whether you are a First Time Buyer, or purchasing a second property and not replacing your first, in which case different fees will apply
Ciampa Solicitors charges for sale and purchase of freehold property depend on the value of the property but range from £350.00 plus VAT (£70.00) to £1,500.00 plus VAT (£300.00).
Please note that on the majority of transactions there will be a bank transfer fee of £42.00 and on sale properties an Office Copy Entry fee of £16.00.
If the property is leasehold, the fees will be an additional £100.00 and VAT (£20.00) and if the purchase is a new build, an additional £100.00 and VAT (£20.00).
There are certain other circumstances in which additional charges will be levied e.g. if there is a need for a consent from a superior landlord, if it is Help to Buy, or if there is a management company.
